My suggestion is invest in quality education that helps you build your skill set then go all in.

If you buy in with a high rate, wait two years, and your property appreciates and rates come down, you get a double windfall when you refi because the payment goes way down and you have equity to pull.BUT, that is a big if in today's market.

I’m assuming that I’d have to personally guarantee the mortgage as the LLC is fairly new (18 months) and the cash flow from the property is not especially compelling given the current high interest rates.

There are many different ways our legal system abuses those who have insurance with ultra high limits. $1million in umbrella coverage stacked on top of the underlying liability coverage for the property is more than adequate.
