Yes, there are a lot of other advantages to owning rental properties that were not considered...most notably depreciation.As an owner of a successful Turnkey company, I can tell you that if we charged 20% markup, we'd never survive. 

It requires sacrifice - time apart - and most people aren't willing to do that or aren't confident enough in their relationship to believe it can survive the distance. 

@Justin BadilloIt's a cyclical business model, most will have to make major adjustments to survive the next few years.
