All things being equal, I'd rather not have an HOA with fees, but a family friendly neighborhood with amenities like a pool and playground may bring in a higher rent than other comparable non HOA properties.I don't prefer an HOA, but it's not an automatic deal killer.

Go to the hearing with your lawyer (or just send the lawyer if you yourself can't make it) and bring all the documentation you have on the building, especially those inspections.

I feel it is important landlords know the rules and learn how to minimize the risk.

I just don't know if OC is too saturated with rentals for the summer and we would not bring in positive cash flow to make money off the rental.

Make sure you feel comfortable, but keep in mind if you ask for too much (in comparison to other MTR hosts), you might lose out on guests.
