I've gone to some meetups, spoken to some real estate agents, seen some properties, even purchased a Listsource and sent direct mail to property owners.  

Looks like that only gets me info I already have and honestly, less than I ha e from 20 min of digging.

Direct Mail How did you finance this deal?

I haven't tried direct mail out but I'm sure to speak on that topic it's been raising as well. 

She has been receiving mail there and has put the cable bill in her name, but not the other utilities. 

A few more things, always get a permit, have excellent insurance, set up security systems with cameras right away and really pay attention to your carrying costs.

It's not uncommon for tenants to send in maintenance requests that are either generally difficult to understand or it's difficult to tell how to prioritize (do I need a plumber out now, on a Sunday at midnight or can it wait till Monday morning).I usually e-mail back for clarification or pick up the phone and ask.
