If you are claiming to S8 that are suppling them and in reality the tenant is...that could get you into some fraud issues.

@Jay Hinrichs  I think part of the issue is that while we might consider it entertainment, so many people see these podcasts, etc as fact. 

The other issue to think about is mechanicals i.e. heating and cooling access and control, water heater access, and washer and dryer access. 

Another thing I struggle with is that at one point the big house where my son grew up was 800K, and now its only 550k, so that's another issue I am having in addition to an emotional attachment to that house.

This is not the first time I have heard of issues of this nature as many of the investment clubs I am in are seeing GP's stopping the issuance of dividends and performing cash calls.Lastly, if you are a single family investor and thinking - who cares this is commercial, recognize commercial real estate has a significant impact on residential real estate since it will lead to banks being more strict on lending and a drop in rental rates on MF will make its way to residential. 

Also, I only take care of the inside of the unit so very little issues there, so less expense.My SFR's are different in that I need to have some money to address major issues, like Roof repairs, painting (inside and out), etc. 

(Apparently a new law to protect tenants, but this time is a disservice because it takes off the table what could have been a resolution to the issue, and might leave eviction as the only choice).

And if they have any personal issues that would stop them to show up, I can get a backup the same day through the Turno Marketplace.
