I read in another thread that the mortgage balance needs to be paid in full within 1 year of the decedents passing.... does that mean I have whatever time remains of that 1 year period before I need to make any payment?

One thing the majority of my investors are doing right now is one of two basic things; if they plan to hold long term, say 10+ years without refinancing or selling, they are looking for the longest term possible, taking 5-10 years of fixed interest only up front, then amortized over the remaining 20, 25, or even 30 years, and buying down the rate to floor as the pay back are usually around a year or so with the extra cash flow from the I/O payments.
