The situation is : I am on a process to purchasing a property to live in , It will be FSBO , the house is a single family 3 bed 2 bath 1632sqft In Charlotte NC ( 10 - 15 min from downtown Charlotte driving ) there is no HOA ( it was rented until March 20 this year ) the house is brand new inside she renovated it all in less than 2 years with high quality materials because her daughter was going to live there and now she decided she doesn’t want to live in Charlotte ... the property has exterior damage it needs probably like (10k repairs) before she can listed in the market with an agent.

My husband and I are closing on a new build townhouse in the next few weeks and within the next few months are hoping to househack it by hosting travel nurses (we have checked our HOA bylaws and there is nothing in the document restricting it).

Condo is in an HOA which manages all external elements so I am responsible for inside of the condo.The rental property is a 2 Bed/1 Bath, that I bought at Market Value: $137k (Cost Basis: $140k) in 2016.

It's been empty since August 18 and I've only three applicants- 1 family who had a python which my HOA/insurance won't allow, 1 couple who backed out and decided to stay up in SF instead of Silicon Valley, and a girl who needs a roommate for the other room (1/2 an application).
