Is it worth it to build a 1/2 bathroom or no?

I want to know if there is a way to run numbers that show me if building a 1/2 bathroom in my townhome is worth or no. The contractor charges us between 7,000 USD - 10,000 USD. We have HOA and we must hire a licenses contractor and pull permits with the city. My significant other and I aren't sure if we will stay in our townhome or we will sell it. If we decide to sell it we have to wait until we gain more equity since we overpaid for it two years ago. Can anyone advise on how to figure it out if is worth it or not to proceed with this project?
