The problem is that these bad guys are always going to exist, it's like trying to kill ants during a really hot/dry season, there are just more and more of them,Ā and while we need to stand up to them to a certain extent, I personally don't want to give them too much of my bandwidth, I feel the world needs our talents doing the stuff we are good at.Yeah thatās the best advice, move on and spend as little time as possible on them.

If you leave it up to them to figure out, they are probably never going too.Another strategy could be to Lease the entire portfolio with an Option to purchase for cash (or terms ) after they pass away.

Getting large quick doesn't mean you can stay large.Regarding their historical returns, everything they sold was before interest rates started rising, so their claim of "$0 investment lost" may be more a function of timing than skill.I'm mostly curious about their massive 544-unit which was bought at about the worst possible time.Ā

It's illegal for the agent to be compensated for the referral to the title company.It's always possible he is one of the owners of the title company, but he would need to disclose that to you.

If I'm in your shoes,Ā I recommend chatting with some local investors (attend a few meetups)Ā to get a good sense of whats possible and not based on others that have a similar W2 scenario as yours.Ā

Otherwise, your wife will have to spend (and document)Ā a whole lot of hands-on hours, at least 15 hours every single week, on your two properties, and that is rather unlikely albeit possible.
