I don't really see alot of investors doing STRs in Memphis, although it is done.. it's not the most lucrative strategy.

Private money can be expensive; it would be best to have an exit strategy.

You might consider buying cash in order to win good deals that need fast closing, and then cashout refi after closing on your own time to get leverage.

The value add strategy depends a lot on neighborhoods and type of the property.
