You can do this personally but you will need to appear at a hearing so most of my clients use an attorney to file it for them.

In particular it appears to me that raw land gets overbid.

Hi @Pete Fiannaca,When a mortgage underwriter needs clarification about the way something appears on your tax returns, a human accountant will write that letter.

Do not appear to be in a rush though, or they will not feel comfortable.  

It appears that housing is the most affordable aspect of our great city, which is why I personally continue to buy rental properties here.

Perhaps your tenant feels the same.I would much rather have a tenant pay me with cash/cashiers check and go home content that they paid rent on time, rather than demand that they pay me via a certain medium and they go home (to my house by the way) upset, complaining that the landlord is mean and pushy over something that may appear to the tenant as very simple.
