They shot it down pretty hard - no habitable space is allowed in detached structures.  

Seems to be a habit of theirs. 

Habitation class in insurance has one of the highest loss ratios which basically means it has the most claims.The biggest nuance we see is slip and fall and not even from one of your tenants, from someone walking by in the winter that slips on ice.

I'm talking about real financial data that will help you learn if the potential tenants will pay on-time. 12 months worth of income, cash flow, assets, and spending habits, to assess if they're truly the right tenants.

That can basically be my down payment for a tool shed.I agree that you should watch your spending habits but the truth is, it's about building your network.   

I actually forgot to add one vital piece of information.....right now I am positive cash flowing $450 a month.

I ask the above questions because they are vitally important in selecting and managing tenants. 

That experience will be vital later on.
