Should I view it as a large flip or view it from a cash flow basis? 

And if u have any other tips or further information I will definitely appreciate it thanks in advance!

Rich Dad Poor Dad is a must from a mindset point of view.

Both homes are generating income now but for a long time we were just paying mortgages getting them updated... it was like we knew we wanted to get them onto the market but we were so busy as Realtors and U was home schooling out four kids... we dragged our feet.

Step three, based on decision, go back to why u wanted to get "THAT" HOUSE Over others.

I will view property this weekend.  

Come to Granite Falls and see the 200+ new construction homes that are selling faster than they are built and the multi million dollars homes on acreage with riverfront property and mountain views.

Then again...In terms of selection in the condo world, unless your 1BR unit has something special (high floor, unobstructed view of the lake, underground access to the subway, etc.) it's not exactly a desirable unit.

May I ask your honest opinion from the PM's point of view?

I'm reading tons of threads and articles on Fix n Flips...I'm still not understanding the numbers.Look, I like to keep things as simple as possible...I feel like, we as humans have a huge problem making things more complex than they need to be.Let me give you a mock up example that I pulled from a fix n flip thread right here on BP...these are the end results:" Sale Price=$265,000Rehab Costs=$44,000Closing Costs=$15,000Holding Costs=$5,500Purchase Price=$156,000Net Profit=$44,500  "This is one of many cases  I'm seeing around - I don't understand....if...u put in 66k...but profit 44.5k - it sounds to me like you just lost about 15k after all your hard work and efforts to flip the house.
