@Nadeem Najam I've found that Facebook Marketplace attracts a lot of inquiries...Also, many cities have a local website (sometimes associated with the local news channel, local newspaper, or other local media outlet) that posts classifieds--these types of sites can be very hit and miss, but in some cities, they're the go-to source for rental listings...Also, as others have mentioned, right now you're fighting against seasonality--very few people move in October/November (and even fewer move in December/January).  ...most people move sometime between May and August...   

What was the biggest unexpected issue you had?

To be clear, turning off a water valve or electrical main to stop/prevent further damage in the event of a sudden and unexpected situation is not considered "repairs", it is called mitigating damages.

There’s always tax free shopping, Conway is a 45 minute drive with all the outlet shops, Canada is 45 minutes once the border re-opens and we’re a day trip to much of Vermont and Maine.

What happens if something unexpected happens like a tenant trashes the place or the furnace gives out.

Plus, their advice often pays for itself by saving on taxes & "unexpected headaches" in the long run.

I need a creative outlet and way to give more purpose to my work. 

It is located in Katy, TX and there were some unexpected repairs but nothing that set us back to much.
