I maintain utilities on this property and I'm curious if this is an expense, along with my PM fees, that I can write off for this tax year? 

Also, I have a great background in online marketing... could I utilize that somehow?

There's also more options in lending besides the typical 20% cash outlay.

Not in Honolulu, but rents for a typical 1 or 2 BR are not that much different in some cases :) Also, not talking about paying at or above retail realtor prices.

Typically no you would not be reimbursed for improvements but I don't  know the specifics of SC law.

Community banks typically require the deals they fund be a 1 hr drive from the bank unless you have a lot of $$ parked at some more distant bank.
