Hello Nathan,  to protect yourself as a lender in an owner finance transaction, you should use an RMLO to disclose the loan terms to your buyer and verify their ability to repay the loan.

I would read the contract, but Terminix generally should know their own products.

This will help if both transactions are completed in the same year.At some point, unless you die with the property, you have to pay the piper when you sell. 

I have the feeling this is on the high side for multi family transaction of this magnitude.

Or you can choose to eliminate that flood expense entirely and reap the rewards of the massive NOI boost that no one else knew was possible.We do this work all day. 

It would be the same process as any other FSBO sale you just need to close the transaction prior to the auction.
