When you start reading about this and searching the internet one thing I find is true... there are many LLC formation services that claim to do a bunch of stuff, several of them sell expensive "education" packages which just get a foot in the door to sell more services, and other do-it-yourselfers (legal zoom)ut.

I have ideas of how to meet my goals and step my foot through the door of RE Investing but with my lack of experience I would be very grateful if there is anyone in my area (Lake Wylie, SC/ Charlotte, NC) with more experience and willing to sit down for 10-30 minutes with me and help me get over the fear factor of taking that first step, and help me feel comfortable to be able to take action and start the journey.

I am considering two properties.

that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases.

I have had two different property management companies in San Antonio and they both required to be named as an additional insured or the fees were going to be higher.

We do a lot of investing in Detroit but we do not purchase rentals below 75k there  they are so more likely to be  in war zones and get far less rent so the numbers dont work especially after you have had a water heater and furnace walk out the door a few times.

Valuation of the property is estimated at $1M and we need about $400k financed.Presently, one unit is occupied by the on-site manager, two units are leased as long-term, and the other four are STR.
