Who is your target buyer a investor or and end user?

I've found that with AdWords one of the big keys is to make sure that your keywords are targeting the right intent.

This site has been a great resource and really motivating.

This is a prime target for door knocking, cold calling, letters, etc. 

There is a lot of new construction going on - specifically targeting this market.I am based in NY and have some funds available to invest.

Look on craigslist or other local ad resources for houses in the neighborhood. 

Brandon's book on Investing with No Money Down would be a good resource on creative financing.

There is of course the other benefit of quick turnover if necessary as vacancy costs for these improvements would not be incurred.I was going to split the difference and perhaps target the bathroom for now and the kitchenette later.Any suggestions or other things to consider?
