After reading discussion on this I now feel that I may be better off just having good insurance and doing what I can to mitigate any liability risk through good management.  

Other people have already answered this, and I haven't read all the responses so I might repeat something, but I'd say #1 makes the most sense if paying cash upfront will get you the deal or a better deal than if you leveraged upfront.

I agree with most of what I've read here, but the bottom line is that you can set rules in place, but you cannot stop smokers from finding their way into your property.

It is higher than estimated.....No, you plan <<100K for rehab unless a contract has read the inspection rpts.

As with many people, my spark came after reading Rich Dad Poor Dad and I'm glad I did.

I just read up about it and will continue to research more. 

Also read up as much as you can, all the BP books are great and the ones the guests suggest.

I've read a lot about the upcoming vote on the SDSU West vs Soccer City Initiatives, however I'm curious how you all think this will affect the surrounding area real estate values?

I couldn't tell from the report, or maybe I'm reading it wrong.
