@Erik Schubert Thank you and that is the sweet spot we typically see as far as buyers go around here. 

With 800k you could buy a decent portfolio here (average purchase price is 60-80k for our sweet spot for returns vs condition/area).

It's similar to someone being able to get you into the hard to get in restaurant, being friends with a professional athlete, or being able to score you a sweet deal because their friend can hook you up.When you interact with people, are honest and straightforward, and follow through on your commitments, people want to associate with you.

I would think it would be pretty sweet to see J Scott Will Barnard Rich Weese James Vermillion to mention a few to going through and pretty much compete and show us newbies different ways to closing a single deal from start to finish, whether it may be a buy and hold, a wholesale, a flip or even develop property.

My question to you seasoned investors is how many people should I start out mailing to get that one "sweet" deal.
