While a sudden turnover may  not appeal to you, I would rather deal with that than lose the Section 8 payment and be dealing with tenants who would not pass my qualifications.  

One of their dogs died suddenly and we sent a basket and a card. 

They say they don't have animals and then all of a sudden show up with a ESA.   

On and on.All of a sudden your perfectly maintained unit is requiring constant maintenance calls for pest control and the tenant is demanding toxic mold tests and maybe they're even calling the building department for code violations or the health department for pests. 

Unless you are a realtor of course, then they magically suddenly apply to you regardless.

Suddenly, their broken/lost/no service cell phone comes back to life ;)

If they suddenly find that they have judgments and evictions, maybe they will straighten up!

Not saying is great but we haven’t found perfect screening criteria as have seen perfect tenets for 2 years have an event and all of a sudden stop paying and we have to evict as well.  

Then all of a sudden chaos breaks out as a mouse stumbles all over the kitchen right in front of us.
