Comparatively  speaking the lot  size and 200  square foot more isn't going to bring  you in much more rent  unless  you have an extra bedroom.

There are a lot of different ways to get your foot in the door with real estate investing, so the more varying your background the better of a time you'll have :) I recommend starting with reading the books recommended in the BP forums, they're a good way to learn about both the great and ugly situations you could find yourself in. 

Otherwise you get on the back foot, the tenants mess around, and come up with more excuses to not do something on time. 

LVP or sheet vinyl seems to be the most durable and waterproof flooring, the wholesaler and installers that I purchase flooring from agree with this.The products around $3 psf are super durable, I see them being installed in commercial buildings and offices with high foot traffic. 

This is gonna sound mean but your only making 84k/yr then why do you need to live in a 8200sq foot house?

I'm not trying to help them get their footing when their finances aren't great. 

As someone else mentioned, I'd never set foot in there again and I'd get a lawyer ASAP.

Some areas will consider it extra square footage which would increase the value of the home.
