You will not be doing them a favor by making them believe they can afford a place like your yours, only to rip the rug from underneath them a year down the road. 

You'll be out money but the court records for eviction will be a bigger hassle for her down the road and she'll hold it over you forever. 

A year down the road, in the eyes of a lender you may be more attractive to get that DSCR because you have a history on paper of managing a rentals and could count use even other more convential loans (lower down payment) and count the properties potential income even tho it's not DSCR loan.

So I would go to school, learn the theory, and then come back to work, and figure out how it works when the rubber hits the road.

We are not picky at all but I am looking to get the best bang for my buck because I might plan on renting somewhere down the road.

The same guy that is using my sewer, water and road, that's who.I know the costs of moving and setting up these homes.

I was going to start with my own properties maybe down the road manage other people's but right now it's mainly for my own and a family members properties.

Maybe this could work if I held it to build equity and possibly down the road with the heloc strategy I learned from the Kwak brothers.
