From many conversations with investors and financial statements I've reviewed - a quality, self managed unit will greatly outperform units managed by hotels, and consistently outperform (sometime by significant margins), units managed by 3rd party management companies.  

You will likely get some responses from tax professionals.If its an easy question, I think you will likely get your response.if its a tough question or detailed / specific question, you may see some people say it is better to have a consulting call.

What part of the Adirondack's are you looking for specifically?

You need to be more specific about the deal structure, what kind of play it is, and what you mean by "a return". 

The margin has to be big enough for both parties to make a decent amount of money.

Bigger Pockets has many resources available in terms of where to start, certain metrics to understand, and strategy specific learning modules.

But there are a lot of us who are single people (not corporations) who bought property and poured hundreds of thousands into it - (yes my husband and I spent a ton creating a triplex out of a single family on an R4 lot before he died of COVID) to make a great property specifically to short term rent.

Be specific. 

What you need to do is agree on the plans and specifications including the finishes down to the outlet type and say "give me a price for this".

This is something I would want to continue in PCB for margin of safety.
