There are a lot of moving parts and you may benefit from speaking personally with another CPA to confirm.

I've found that if you're going to post a notice, it's better to speak to them before hand.  

One rule of thumb I always tell agents is to speak to your broker or agents within your own brokerage.

If you do not speak German, it is certainly wise to find some help when house hunting.

This is a new territory for me, Real Estate investing, but i have been familiar with it and been speaking with very successful investors in the area for the past few years as I have been studying up on the subject. 

Start with looking for "Title Companies" and "Escrow Companies" and in spanish speaking areas "Notaries".

Actually speaking to someone in person instead of over the phone has yielded me tremendous opportunities and connections.I recommend searching meetup.com to find events.
