It can also lead to the many horror stories of assessments of thousand and thousands of dollars because they need to put on new a new roof or do some other capex project and the HOA is broke.But with all that said, don't let it discourage you, I just want to make sure you go in with your eyes wide open and are not distracted by potential returns.

I have bought CFD’s before where you know what they paid and they were making a killing on it and honestly, I didn’t care because my projected returns were also above 30% which exceeded my requirements for acquisition.

I am deliberating two possible scenarios for myself in the future to continue down the path of working for my self and family as well as investing.Scenario:80k-100k cash on hand not in a rushOption 1 potentially:Find a older duplex 30-40k for cash with a higher estimated arv than the projected rehab, rehab property, rent, refinance.

Its a little more risky becasue its a higher % rate but as long as the project is profitable then you dont have much to risk.
