First thing I would do is a someone run a CMA for you so you have solid numbers tk use when weighing your options.

The deferred maintenance arent major items but they need to be taken care of....landscaping, replace some sod, paint the exterior, minor drywall repairs, replace a shower door...overall the house is solid.

If you have good credit and a solid source of income, getting an LLC loan  will probably not be hard-assuming the bank is confident you know what you're doing.That being said, buy and hold would be good to do in personal name with some fannie mae money if your goal is cash flow.

Account Closed - it seems that you have an excessive amount of moisture in the basement... both the buckling wood floor (I assume wood flooring installed over a sleeper system) and the epoxy floor bubbling are indicative of high moisture.  

Sounds like you have a solid strategy ~ flipping and/or wholesaling are essentially jobs in and of themselves.

Long Beach is best for 2-4 - we've sold quite a few there - and it's also a very solid rental market with plenty of jobs and a college, AND no rent control.

However, this could be a solid deal.

If the economy is solid perhaps the supply and demand fundamentals come into play strongest.

So my question is: Does anyone out there have a solid lease they could recommend or share with me?
