The numbers make sense and the properties are solid.

From my POV at this point, there's very little evidence that new purchases - given the equally dramatic rise in property values - wI'll be good long term holds for me.

Lst one I did was pretty good as it was solid cedar and should last a while. 

Time management and building a solid team are key elements to success. 

Just make a safe solid deal and the money will come to you.

If you got a full 30-Year Title Search (in some states its 40-year state statute requirement) prior to your purchase, and there were no clouds then it can be used - as this is a requirement for Title Insurance, Purchases, Title Opinions and evidence for Marketable Title. 

If it was in fact paid, seller gets their money back when evidence of the lien is satisfied.

This concern relates primarily to student rentals, as the time frame to find solid tenants is relatively narrow.
