I was just at a conference where several hard and private money lenders fund these deals for investors and developers. 

I had a friend where it took over a year to get permits.

I've been using propstream and batch but it seems like a lot of the leads there are no good.. I'm tired of wasting so much time on dead leads.. does anyone have a good way to get decent leads of high motivated sellers...

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

That doesn’t mean you shouldn’t invest in real estate, just go where the market takes you, which right now is buy & hold turn key imo.

It seems a little messy splitting equity and the cash-out refi check, as opposed to a flip where you just split the profits and walk away.

@Brandon ClarkI am very sympathetic to CA investors wanting to invest in lower cost markets... but just to be very direct with you: -OOS is a LOT more challenging than advertised; and-50K is not a lot to start with.I genuinely think you will be more successful in a higher cost market that you can spend time in, rather than a random ,"lower cost" market thousands of miles away where you find something that looks nice on Zillow, spend your entire $50K on it... and then it needs a big rehab you weren't aware of, and you're negative $27K in year 1.
