I was wondering if there is a way to refinance the single, seller financed loan into 4 separate conventional loans for better terms and to take cash out.

I think the work of selling the property should be compensated separately from the deal itself. 

It will fit the requirements of separate electrical meters, separate sewer connections, distinct shutoffs (electric and plumbing), independent HVAC, 5/8" Type  X ceiling sheetrock (whatever that inspection entails), meeting egress requirements, etc.

Would transferring existing properties to new LLCs give each a fresh insurance history and keep them separate from other policies in case of future claims as well?  

Some banks have separate departments for business and consumer lending.

Do you set up separate sub accounts or perhaps just code it in QuickBooks.
