Sum total using 50% rule (going optimistic and stating 50% rule is realistic which it likely is not in zero appreciation markets without a very active role) if financed at 3%, 30 years is a whopping <2% of the property value per year. 

Further, you should add the LLC as an additional insured if you do not have separate coverage.If the object of this exercise is to less the # of claims you have on your properties it would pay to look at what the insurance companies look for when they inspect:1. cracked or broken driveways or sidwalks2.

It technically violates "due on sale" in the mortgage or deed of trust which allows the lender to call the remaining balance due immediately upon transfer of title - although it's rarely exercised (but you should be aware). 

For me, it's often a math exercise...compare the future IRR of the current property with the IRR of alternatives.

That will play a huge role in the price point that you mentioned.
