Having said that, its not quite as simple as the 1% rule,  Rules like this are good weed out for those of us that look through large numbers of deals at a time and need a fast way to determine what to spend time on and what not to.  

I'm guessing spending hours on Zillow looking for the right one or having the right connections?

I'd do the bare minimum I could and never spend more than $15k rehabbing something or it's not worth it.

We have 3 home lots of our own to focus on, so it may be good timing to spend time building our network in preparation for when those homes are completed.

I remember when I was first considering moving here I was comparing Sacramento to Gilbert, and I could spend the same to buy a house that was 40 years newer and totally remodeled... with way better schools and way more safe too.
