In my experience, some of these were good and relevant to my interests; some were good but were about a type of investing or financing that I'm not interested in *right now*; some were sales pitches. 

Get a copy of your ins policy and ask your ins agent to explain your relevant coverages.

For risk management they are only lending to repeat loan customers and not new customers. 

I am therefore leery about whether the GC will come in on time and budget as I am beginning to hear complaints from other customers of the GC at this point which I didn't know from the outset.

If you have a proper customer service oriented agent then it should not be a problem.

@Amber Gonion do you feel these rates hold any relevance for typical BP investors who would typically purchase a 100 yr old duplex, four-plex, or 8 plex in Mpls or St.

However, I am keen on deciding my customer base then buying a home suitable to the customers then flipping the home while living in.

And, not really relevant to your situation but still notable, you can give $15,000 to as many individuals as you like.
