Looking at investments from the maintenance side of the equation once you own it,  I believe a 3 bedroom, 2 bath one story home on a slab foundation connected to public water and sewer is the perfect rental for buy and holds.  

Although an increase in rate will slightly decrease the affordability of homes and reduce the potential cash flow of levered investment properties it will be positive for the overall economy and especially the banks.

I believe that identifying a great deal is hard to recognize in the public forum, if there are any secrets to success in the real estate investment market it is to make the great deal by making offers often using creative alternative financing terms.

You could also invest in a public REITS directly or even a private REIT. 

I work in the financial industry and understand well sometimes it's much easier to grow your profit by reducing costs on existing business than it is to land new business at current margin rates. 

This probably goes without saying but also looking for a good CoC return and healthy cash flow (doesn’t everyone want this haha).Is there an industry publication which shows good markets which fit these criteria?
