As much as there is a huge learning curve and I am still at the lower end of it, I believe we should aim to recognize duties on our side as investors.

They just started feeling sick for a few days, then finally a friend recognized the symptoms and they had the fire department over.

So I like picking up cash flowing properties, getting a nice boost in equity through some sweat equity, then riding out high cash flow and 3-4% appreciation from there.I understand why some people will take negative cash flow and try to pick the next big appreciation book market…but that feels less like passive income through investing and more like gambling to me.

It is also rare that I answer the phone late at night, unless I see it is the alarm company or I recognize the number as belonging to a tenant that would NOT call me unless it was an emergency.

While many investors do give a little bit year over year, the ones who truly understand compounded returns recognize that it's better to give $500k in 20 years than to give 100k today.
