Just as a heads up as not sure which timeframe of BP podcasts, but before covid you could do a BRRRR and get all your money back out of the deal, today that is typically not the case and you will still have money in the deal - so just wanted to mention that.Lastly, you are way ahead of me and many others already as I cannot swing a hammer :)

The financing contingency period is up tomorrow and it looks like they are going to back out, so I guess we will put the property back on the market as a cash-only purchase and see what happens. 

I'd just make sure I invest for the right reasons.

Here are some tips on doing comps when you do them:1. use the same bed count, go up or down a half bath2. start at a 1/2 mile radius from your target house (expand 1/2 mile each time to get more comps)3. start at 3 months back (expand 3 months more each time to get more comps)

Think of that as a stepping stone to your next step up.  

Reason:  Want to access equity for new business but credit not good so selling and finding a rental not a good option. 

Doing that will give you credibility without having experience, especially if you team up with experienced people.

Using stessa, i can even click a button and export my end of year income/expenses for my CPA! 

@Matthew Samson, I'm all for burning the ships and going all in, but with this in mind, hopefully, you have some reserves saved up.
