I am in the process of renewing my real estate licensing and have been short sale negotiator in the past.I hope I can learn alot from this forum.

Just a panel replacement should be around $1200-$1500 for a licensed electrician.

Is the AM working with a licensed real estate agent in the local area?

Does anyone have a sample purchase agreement and assignment document with the proper verbiage I can use to expedite?

I don't have any experience in the area other than having a real estate license.   

I am a Licensed Property Manager for the State of Florida, based on the issue since the tenant has stated they are unable to pay and you agreed to let them out of their lease, all you really have to do at this point is send them a certified letter to that effect.

I am on track to get my Real Estate license soon, and will look for a broker to sign under while i'm in school I will become an agent full time.
