Hello real estate professionals, do you guys have a rule of thumb for closing costs?

At the top of the chimney, it's cracking and needs repaired, but otherwise in good shape. 

Best use case for a “furnished” rental for our market is a 28-38 non-parent professional who travels a lot and needs it set up for the 10 days a month they are actually home.

Frankly, if you cannot get a referral to a local realtor from a friend, family member, a teacher, or other local professionals you may know, any realtor will do initially, to help you get started. 

These are professionals with additional training and a stricter code of ethics.

I had the home inspection done this passing Friday, and the inspector noted a cracked roof ridge beam in the attic. 

Penetrations/cracks in the building covering: This is common with stucco.

Others have a high level of professionalism and it is easy to put deals together.

I'm having her talk to a CPA/Tax professional in Hawaii Monday to see what our options are.Thanks ahead for any insight.  

(I know I can ask an electrician/HVAC professional but I figured I could get some friendly advice here first).
