In the past 3 years, I have been blessed to accumulate a small portfolio of multi-family properties (3 duplexes) and 1 single family town home that has produced me consistent cash flow in excess of my lifestyle expenses.

There is also significant damage that can happen from mowing the yard such as rocks being thrown by the mower and breaking windows etc., and if you take responsibility for it, then you take responsibility for all of it.

1) When you BRRR a single family home - it has NEGATIVE cashflow while you're renovating it (it's not producing income because it's not rented)When I BRRR apartment buildings nowadays - it cashflows on Day 1.

That property does well so I didn’t want to rock the boat.

It has been producing a nice stream of interest but I am finding myself wishing I had the cash up front. 

I spent more than 25 years in lending for some of the largest banks in the world before I left to run the Castle Rock loan portfolios, so I've done a loan or two.

In my opinion, extremely poor construction, with large rocks packed in concrete, some foundation almost exposed.
