You may be able to find private money sources in your area.

I do have a private lender/ silent partner presently that prefers quicker turnover, which leads me to fliping.  

After 25 years of investing and lending privately as well as doing JV deals I think I've seen most everything.

Are those funds from a private individual or is it a fund?

I have also gotten a family member to invest via a private loan to me because I show what I'm doing.

I work part time right now as a personal trainer at a private gym and plan on having saved around $5,000, possibly more, by the time I move out (I will be 18 by then) Im also taking real estate classes right now and hope to have my license by mid summer.

Currently all of my focus is on rehabbing and flipping SFH using Private / Hard Money.

There are 139 Sq Miles and 75% of the private money, mortgages, loans are happening in "7.2" plus the 2 square miles of Indian Village, the 4 square miles off Livernois and 8 Mile, and an area of Rosedale Park.

I would like to search out private funding and would like to know what all they look at.
