I've read that having him owner finance is an option to spread out the tax liability while earning interest income.He would only pay capital gains on the principle recieved and regular income tax on the interest income.Has he said why he is selling the property?

Since they are typically all cash deals, they generally cash flow with the cash flow going back to the IRA tax free (the same way a stock dividend would be paid to an IRA).

Mind you, I haven't checked it out yet (holiday), but I checked on Zillow, and the last time it sold it was a ridiculously low price, so any mortgage is probably close to free and clear by now.Honesty is my policy also, and I may just go by principle here and hope that he'll be sensible.
