I thought rates on 30 year fixed right now were around 4.0%...With 20% down $108,000 down payment; add in closing costs $3965 (Two Family) and prepaids $5268; total funds needed is$117,223 (includes first year ins premium).

Your last post is the right answer, but in the context that you need to stop and say to yourself; if the turnkey provider is selling it to you for a premium, he has to be buying it at a reduced price to rehab the property, then sell it to you for a profit... so you want to pickup properties like he does, rehab them at the same or better cost than he does, and rent it out and make a huge profit vs losing money trying to toss useless offers at MLS listings.

To determine the homeownership premium, we used the median gross rent for all rental properties and the median homeownership cost for all states and Washington, D.C., to determine a percentage that shows the added cost, as a premium, that people pay each month to own a home.So by taking the median value of rents and home ownership costs they are not even close to comparing similar properties.

This tenant would be violating my lease on two fronts:- Tenants are not allowed on the roof at any time- Trampolines and other devices/activities that can cause my insurance premium to increase or cancellation of policy are prohibited(I'm paraphrasing the lease language)So, if they were living under one of my roofs, I would send them a 10-day Notice to Cure for both issues.

Never have had to haggle, just the way it is.The only time I've ever had to talk to someone on the phone is if I want to request a certain company.I do watch the premium creep and will be switching companies this year to get an intro rate.Who knows, maybe they'll (AHS) will drop my premium down like the cable company does every time I threaten to cancel service.I have it on my personal residence too.
