In value-add deals, typically you are looking at ability to move yield (going in cap rate vs stabilized yield, and making sure that delta is large enough), IRR, equity multiple on deal, and maybe average cash on cash over hold period.  

But, in the market conditions during my period of getting to $25K and then to $100K, I found this to be true.

I understand there is no seasoning period, but does that mean that you also do not have any equity in the home after the cash is taken back out of the home with delayed financing?

I made requests to the seller under our DD period and they flat out refused everything, even safety issues.
