Your contractors will be the second biggest determining factor in your success (other than buying at the right price). 

Since real estate and construction intertwine with each other, I figured why not pick up some skills in the construction trades?

You will need to know and understand though financials of renting and determine if the property is a worth while investment as a income property or a money pit.

Pick a solid B-Class suburban area.

It wasn't a bad outcome though, because I was able to add bedrooms and square footage to the 2nd floor apartment...and charge a commensurate rent.I mention all that to suggest you should check with the town's zoning board and see if you can determine the likelihood of getting the property rezoned.

Pick a few neighborhoods you want to invest in and drive around looking for vacant houses or houses that are in need of some TLC.   

@Rivy S.Good point about water & sewer... however I never pay water or sewer on a SFR... it’s always in the lease that tenant pays.On a duplex, I write into the lease that tenant pays a Pre-determined amount for water and sewer.
