Renters are screened by the government and lose their section 8 status if they tear up properties and they don't want to lose the benefit of the government paying most or all of their rent. 

Hopefully questions like that and extra screening will mitigate some of this.For context, my wife and I just moved into our first househack.

**I am not an angry person**At this point I start screaming at the phone and hangup.

As long as the tenant screening is strong, your turnovers would be minimal (not factoring in life altering event). 

I also think targeting new hires lets someone else do part of the screening process for you.

All commission checks would be deposited into the LLC, paying general operating expenses (home office, cell phones, business vehicles, client entertainment, etc).

If you don't screen your tenants, don't take care of your property, and don't care what goes on, then you may turn into a slumlord.

A lot of the times you can get away with just texting offers, or talking over the phone.

Even closed the deal on my phone while I was on vacation in New Orleans.
