Each state is different, and many brokerages also have their own guide lines, so consult with your broker before you spend a dime and before you spend any more mental energy brainstorming the perfect name.

Sometimes if I know something needs to be done like a chimney liner or replacing an older oil tank in the basement etc that won’t scare buyers away but would get picked up during buyers inspection I’ll have it done days before closing and pay the contractors at closing.

Thievery was common--small time stuff but all the time- I'd fill the propane tank, the neighbors would help themselves, the tank would be empty the next time I went.   

A duplex would fit perfect to get you started.
