Not everyone wants that or is willing to put up with that.

Any suggestions on when is the best time to set up a LLC, is it too late to get it after an offer is accepted? 

I'm an investor agent based out of Longmont and work from the Greater Denver Metro and up to Longmont (Northern Colorado).

And even though I would have a lot of cash tied up, I would always have the option to cash out refi. 

No matter how many times you have explained the benefits, sent multiple estimates, and followed up with a client, they still go somewhere else.

And a lot of start-up companies are migrating to this city as well because of the OSU campus that has thousands of talented students graduating and looking for positions locally.

I'd suggest preparing to start renting out your home in the Spring as the season picks back up again.

They also set you up with a mentor who has a vested interest in helping you do deals because they get a percentage of profits for the first year. the mentor is available by phone, email, or text 7 days a week and help you analyze and structure deals.

I'm definitely still in the exploration phase to see if I will end up going this route, but as I've furnished multiple units, I've realized I don't really enjoy that part of the process nor is design a strength of mine, so if I can hire it out to someone who will do a better job than me for a reasonable price, I will.
