For example, the properties I held for many years have increased in value, have given me cash flow, tax write offs, etc. 

There's also potential for developing "shared living" units where 2 or more people could share space, etc.

There are people in here who could have used a handful of that cash and turned it into a lot of money.

It is beautiful out there but are people able to cash flow their existing STR. 

This is one of the best post I've seen on here.I've tried marketing my LTR before the previous tenants moved out, but the problem I ran into is that since I couldn't show the unit all of the people that originally reached out lost interest and moved onto to other properties.

And I did not want to try to estimate it through calculating averages because you never know how much people will actually use in reality.

For analysis purposes, how do you determine the max number of people (max rental income) per month when offering hot beds?
