Since short-term rentals in the US could become over regulated or downright illegal (where they aren't already), the resulting cash flow and profitability could drop hugely if not becoming downright negative in case of a conversation to long-term rental.

Our first deal (SFR ranch is sitting at a 10% COC return after all expenses, vacancy, maintenance, capx,property management, PITI etc.. our second deal (4plex is sitting at an 8% after the same expenses with meat on the bone to get me closer to a 9.5%) For all of those that were newbies like me hearing negative things and that you cannot build wealth, I'm here to tell you that yes you can!

Within Excel you can do: =IRR(cell range including total equity in the cell all the way to the left as a negative, followed by each of the year by year cash flows)

The stress of money also leeches over into other parts of your life ( family, friends, etc.) in a negative way.I realized that after dealing with a bunch of tenants it wasn't the way I wanted to live my life so I got out of that kind of investing.No legal advice.
