You would keep these on file should you happen to need them later in court if 1. a tenant sues you for not receiving all their deposit or 2. you must sue them if their damages exceed the deposit.You then need to determine if you can charge for the clean up/repair if you do the work yourself or if you must hire outside services to do this (if you plan on suing over this matter).

That is a topic for another thread.The fact that it goes on everyday is is a fact - and if you start to cut commissions telling him he is making it up in more deals - well - get back to me on that in a year and tell me how well it is working for you.You may not have liked Brians tone but he was 100% spot on.Look for deals that work and pay people who help you make your money - don't count their $$ and they won't count yours.

We've found that a lot of the landlord owners are reluctant to show their properties more than once.A lot of them don't understand that it's fairly rare for local buyers to buy site-unseen, thus every now and then it's necessary to walk five or more buyers through the property.Being that they normally ask us to act as if we're insurance agents or something, once we get to the second and third visits with prospective buyers, the tenants start to feel deceived, and it's down hill from there.Is there a policy you communicate with landlord owners or something that allows them to understand that there's going to be instances where multiple people are going to need to view the property before they buy?

But its pretty clear from the document that code means two units, not three.It might be grandfathered in somehow, but you're going to need to actually give an address to someone at the city to find out.You need to find a buyer who's willing to take the risk of the illegal triplex.
